Hari Ulang Tahun Yang Pertama

Hari ini adalah 06/06/2010 yang merupakan ulang tahun pertama perkahwinan aku. Tapi aku takdelah meraikan dengan sesuatu yang istimewa. Cuma belanja bini aku makan nasi beriayani kat Restoran Insaf Jalan Tunku Abdul Rahman.Lepas tu cuna balik rumah dan tidur sekejap sebelum nak keluar balik pergi Tesco Ampang untuk cari barang-barang apa yang patut. Itu aje la yang aku nak tulis kali ni..:)

Return on Investment: Calculating gross yield

How do property investors know which property to purchase? One of the assessment methods used regularly is termed as Return on Investment (ROI). It is not the only method that investors use to calculate returns; however, it is the most widely used. 

ROI, also known as Yield, is calculated to determine the feasibility of a property investment. It is designed to assist the investor to answer, ‘Is this investment worth it?’, ‘What will I get back in return?’ and ‘Which investment options are more attractive?’  

It indicates cash flow of an investment over a specific period of time, usually a year. Therefore, the higher the percentage of ROI/Yield, the better rated the property investment opportunity is.  As with any investment, before you put your time, energy, effort and money into it, you must have an indication of the kind of returns, including an indication of when it is expected. In this article, “Yield” indicates an annual rate of return, unless otherwise noted. 

Note: Investment property refers to a property purchased for the sole purpose of earning a return on the investment, either in the form of rent or capital gain. The owner does not live in the property.

How to calculate yield?
In its simplest form, the profit of an investment is divided by the cost of the investment (Yield is usually shown in percentage). Often, it is best to determine each investment over the course of a year to find out the yearly Yield.

Gross yield
For example:
Investment property     RM500,000
Renovations                 RM80,000
Rental                          RM3,000 per month / RM36,000 per year

Gross Yield = Annual Rent / Total Cost of Investment
RM36,000 / RM580,000 = 0.062 = 6.2%

However, to arrive at a more accurate Yield (actual returns), you must deduct other costs such as Maintenance Charges, Sinking Fund, Management Fees, Insurance, Quit Rent, Assessment, Estate Agent and Legal Fees (where relevant) and other expenses.

Calculating the Yield for each property investment will aid in comparing, shortlisting and selecting investments that bring the best returns to you.  However, at present we base our returns on the yearly rental and not the ultimate returns you will get when you sell the property.  Yield and expected Capital Appreciation must be considered together, in order to make better decisions on the investment option.  Some properties might be lower on yearly Yields but over a shorter period of time, it can double in property value.

The preferred Yield percentage
As a general rule of thumb, seasoned investors would go for a property investment which has a nett yield that is twice the fixed deposit rates, which in this case would have to touch no less than 5%. 

How can this be achieved?  There are only two ways, as per the formula – either rental can improve or reduction in purchase price.  For example, if the seller is willing to consider RM450,000 and a more reflective rental is RM4,000 per month.  The gross yield now hits 9.1%.

Imam Ghazali = “Apakah yang paling dekat dengan kita di dunia ini?”
Murid 1 = “Orang tua”
Murid 2 = “Guru”
Murid 3 = “Teman”
Murid 4 = “Kaum kerabat”
Imam Ghazali = “semua jawapan itu benar, tetapi yang paling dekat dengan kta ialah MATI. Sebab itu janji Allah S.W.T bahawa setiap yang bernyawa pasti akan mati” (Surah Ali-Imran :185)

Imam Ghazali = “Apakah yang paling jauh dari kita di dunia ini?”
Murid 1 = “China”
Murid 2 = “Bulan”
Murid 3 = “Bintang”
Murid 4 = “Matahari”
Imam Ghazali = “semua jawapan itu benar, tetapi yang paling benar adalah MASA LALU. Oleh sebab itu kita harus menjaga hari ini, hari esok dan hari2 yang akan datang dengan perbuatan yang sesuai dengan ajaran Agama”

Imam Ghazali = “Apakah yang paling besar didunia ini?”
Murid 1 = “Gunung”
Murid 2 = “Matahari”
Murid 3 = “Bumi”
Imam Ghazali = “semua jawapan itu benar, tetapi yang paling besar sekali adalah HAWA NAFSU (Surah Al-A’raf:179). Maka kita harus hati-hati dengan nafsu kita, jangan sampai nafsu kita membawa ke neraka”

Imam Ghazali = “Apakah yang paling berat didunia?”
Murid 1 = “Baja”
Murid 2 = “Besi”
Murid 3 = “Gajah”
Imam Ghazali = “semua jawapan itu benar, tetapi yang paling berat sekali adalah MEMEGANG AMANAH (Surah al-Azab:72. Tumbuh-tumbuhan, binatang, gunung, dan malaikat semua tidak mampu ketika Allah S.W.T meminta mereka menjadi khalifah (pemimpin) di dunia ini. Tetapi manusia dengan sombongnya berebut-rebut menyanggupi permintaan Allah S.W.T sehingga banyak manusia masuk ke neraka kerana gagal memegang amanah”

Imam Ghazali = “Apakah yang paling ringan di dunia ini?”
Murid 1 = “Kapas”
Murid 2 = “Angin”
Murid 3 = “Debu”
Murid 4 = “Daun-daun”
Imam Ghazali = “semua jawapan itu benar, tetapi yang paling ringan sekali di dunia ini adalah MENINGGALKAN SOLAT. Gara-gara pekerjaan kita atau urusan dunia, kita tinggalkan solat”

Imam Ghazali = “Apakah yang paling tajam sekali di dunia ini?”
Murid-murid dengan serentak menjawab = “Mata pedang!!!”
Imam Ghazali = “semua jawapan itu benar, tetapi yang paling tajam sekali didunia ini adalah LIDAH MANUSIA. Kerana melalui lidah, manusia dengan mudahnya menyakiti hati dan melukai perasaan saudaranya sendiri”.

Tambah Page Kat Blogspot

Sejak Google mengumumkan fungsi terbaru Blogger untuk tambah page kat blog aku tak reti lagi nak buat. Tapi sekarang aku dah cuba buat. memang senang je kalau nak buat page kat laman blog kita. Walaupun senang, aku ambil masa yang agak lama juga untuk berjaya buat page pertama aku.

Fungsi yang diperkenalkan ini adalah sama dengan pengendali blog percuma Wordpress.com. Bagi setiap blog boleh memiliki sehingga maksimum 10 pages. Setiap page ini boleh di edit mengikut kesukaan tuan punya blog. Segala keterangan lanjut boleh tengok di Google Help. Klik sini.

Jadi, dengan rasminya page terbaru aku adalah "About Me". Tetapi aku masih belum siap mengarang isi kandungannya lagi. Kena tunggu bila aku rajin nak buat.

Apa itu Twitter?

Twitter is a free social networking and microblogging service that enables its users to send and read messages known as tweets. Tweets are text-based posts of up to 140 characters displayed on the author's profile page and delivered to the author's subscribers who are known as followers. Senders can restrict delivery to those in their circle of friends or, by default, allow open access. Users can send and receive tweets via the Twitter website, Short Message Service (SMS) or external applications. While the service itself costs nothing to use, accessing it through SMS may incur phone service provider fees.

Since its creation in 2006 by Jack Dorsey, Twitter has gained notability and popularity worldwide. It is sometimes described as the "SMS of the Internet" since the use of Twitter's application programming interface for sending and receiving short text messages by other applications often eclipses the direct use of Twitter.

The Seven Habits of Highly Effective People, first published in 1989, is a self-help book written by Stephen R. Covey. It has sold over 15 million copies in 38 languages since first publication, which was marked by the release of a 15th anniversary edition in 2004. Tengah aku surf internet terjumpa pula dengan satu video senaman yang bagus. Video ni aku terjumpa di  website RealAge.com. Tak perlu keluarkan duit, cuma perlu rajin je nak buat. Jadi memandangkan perut aku pun dah tak berapa nampak otot-otot yang sasa, jadi video ni perlu aku praktikkan.
